Check in time is 4pm. We request you check in by 8pm, or before dark, on the first night to ensure you arrive safely.
Check out at 11am. Please check with us with any requests for alterations on these times.

PETS
Pets must be well behaved and pre-approved. (Barkers, biters, and chasers NOT welcome) Dogs must be on leash when outdoors if you suspect they will chase wildlife or escape the confines of the property. They MUST not cross into neighboring properties. Please keep pets off of the furniture and beds — an additional cleaning fee will be added if this rule is not followed. We are happy to provide a dog bed if needed. And finally, please pick up after your dog. We are happy to accommodate you with a scooper or bags, we are not happy about picking up after your pet.

HOUSE RULES
Shoes should be left at the door and not worn inside the home.
​
Please no wet bathing suits or clothing on the couch or furniture.
​
You may incur additional fees if damage is done to the home or items are missing after your stay.
​
The cottage is supplied with linens and towels.
​
There are cleaning supplies in each cabin if you have extra messes from dogs or kids.
​
No parties or group events without prior permission.
​
No more than 5 guests in the cottage.
​
No smoking in the home — outdoor patio only. We are in a high fire danger location so please be mindful of that.
​
Gas fires only, no wood burning fires. You will be provided with a full tank of propane for both the BBQ and firepit, additional fees may be incurred for refills during your stay.

Food, garbage, and pet food must not be left outside the home while unattended, especially in the evenings and overnight.
​
Rates do NOT include daily maid service (unless noted), gratuities, car rental, food, liquor, laundry, personal items, excessive cleaning upon departure (i.e. upholstery or rug shampooing, etc.).

Quiet Hours: Please be mindful of quiet time of 10pm-8am

The Lake: Access to the lake is via a wide gravel trial, please note it is a steep grade. There is no lifeguard on duty at the lake, swim at your own risk. Children MUST be supervised while at the lake and on the dock. We do not provide any watercraft such as SUP or Kayaks for guests, you are welcome to bring your own.

Security: This property features exterior security cameras for your safety, they do not look into the interior of the home or your private outdoor patio space.

SAFETY & LIABILITY
Wildlife: You must acknowledge you may encounter a potentially dangerous animal during your stay. Although it is highly unlikely, we are in Montana and it is important to stay aware of your surroundings, especially in the spring and fall months.

Please note our liability waiver: We are not responsible for lost, stolen, or damaged property. You understand that our insurance does not cover your belongings or damage that you cause. You agree that we are not responsible for any loss or damage during the term of the rental agreement. You agree to carry insurance covering all of your personal property located in the unit or bear full responsibility for its damage including damage from fire, water, theft, or any cause. You understand that staying on our property is at your own risk and that special risks may be involved with swimming, walking, hiking and staying on our property. You accept full responsibility for any bodily injury that may arise from any activity while staying in our units. You agree to be fully and solely responsible for any accidents you may incur to either yourself or other guests on the property. If you are traveling with a pet, damage caused to the property or physical damage to other guests by said pet is your responsibility. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against Sophie Lake Retreat, LLC and its members, for accidents or claims arising from swimming, hiking, or staying on this property. All Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Sophie Lake Retreat LLC, and its guests.
